“Yes,” Bennett said. “Charles and I finalized the arrangement this week.”
“I wasn’t informed.”
Charles joined us before Bennett could respond.
“The operating structure was settled recently. Your team has the updated materials.”
“My team hasn’t completed its review,” Ronan said.
“Of course. I didn’t mean to imply otherwise.”
Charles smiled, but he glanced toward the guests nearest us.
Too many had heard the announcement.
Bennett picked up a portfolio.
“We’ve incorporated the requested revisions. I can walk you through them.”
Ronan accepted the copy.
I stood slightly to one side, wondering whether I should excuse myself.
Then Bennett looked at me.
His expression suggested that I should.
That was enough to make me stay.
Ronan opened the cover.
“The last valuation I saw was preliminary.”
“It’s been refined,” Bennett said.
“By whom?”
“Our external advisers, working with the development team.”
“Which assumptions changed?”
Bennett began explaining.
At first, he sounded comfortable. Acquisition costs, construction phases, expected commercial occupancy. He spoke quickly, using the same confident rhythm I remembered from dinners where people had listened because he seemed certain.
Ronan turned a page.
“What happens to that return if phase two is delayed?”
“We don’t anticipate a substantial delay.”
“That isn’t what I asked.”
Bennett paused.
One of Charles’s executives moved closer.
I remembered him from an event years earlier, though I couldn’t remember his name.
“The revised sensitivity analysis is in the appendix,” the executive said.
Ronan checked.
Then he asked another question.
And another.
Around us, the congratulations had stopped.
Charles glanced toward the dining tables.
“Perhaps we should arrange a meeting next week.”
“You introduced the investment tonight,” Ronan said. “I’m clarifying what was announced.”
Bennett’s smile tightened.
“The underlying opportunity remains strong.”
“I’m asking about the underlying assumptions.”
The executive opened a second portfolio.
I glanced down at the page nearest his hand.
A map filled most of it.
The project area was shaded blue, with cream-colored blocks marking proposed buildings.
Along the lower edge, a narrow road curved around a rectangular parcel.
I knew that road.
Or thought I did.
I stepped closer.
Bennett noticed immediately.
“Laurel, we’re discussing the development.”
“I can see that.”
Ronan followed my gaze.
“What is it?”
“I recognize the site.”
Bennett gave a short laugh.
“You recognize a map of New York.”
“No. I recognize this map.”
I pointed without touching the page.
“The road there. The curve around that parcel.”
The executive rotated the portfolio slightly.
A district name appeared beneath the illustration.
Yes.
I had spent an entire Friday evening correcting that name after a client supplied the wrong spelling.
“What was the project called before this?” I asked.
Charles frowned.
“There were several working names.”
“The community consultation materials,” I said. “Were they commissioned through Mercer Planning?”
The executive looked up.
“Some were.”
“I prepared presentation folders for them last year.”

“You bound their documents.”
“And lettered their covers. And checked the page order against their index because the supplied files were a mess.”
I leaned closer to the map.
“This parcel was separate.”
“It’s part of the acquisition area,” Bennett said.
“That isn’t what I mean.”
Ronan looked at me.
“What do you remember?”
“There was a neighborhood center. The documents described community use and protected access along this edge.”
I traced the route in the air.
“I remember because the access line cut through the lettering on one of the display boards. They asked me to move the label without moving the boundary.”
The executive stopped turning pages.
Bennett folded his arms.
“That was a year ago.”
“Yes,” I said. “It could have changed.”
I looked at Charles.
“I’m not saying the old materials are current. But this map shows the entire area as available for commercial redevelopment.”
Charles reached for the open portfolio.
“Where?”
I indicated the parcel.
Bennett spoke before anyone else could.
“The conversion is part of the approvals process.”
Ronan turned toward him.
“Has it been approved?”
“It’s progressing.”
“Has it been approved?”
Bennett’s jaw tightened.
“The relevant departments are handling it.”
The executive beside Charles looked down.
Ronan waited.
I recognized the silence.
He was not going to fill it with a more convenient question.
Finally, the executive said, “Not formally.”
Charles lowered the portfolio.
“What do you mean, not formally?”
“The application remains in process.”
Bennett stepped closer.
“We’ve discussed this. It’s an administrative issue.”
“Then why isn’t it described that way here?” Ronan asked.
“It is accounted for in the project planning.”
“In which section?”
Bennett took his own copy and began turning pages.
Too quickly.
I wished I could stop noticing.
I remembered that same hurried search through a restaurant bill after he had confidently accused a waiter of charging us twice.
The problem then had been a second bottle of wine Bennett had ordered and forgotten.
The problem now was considerably larger.
Charles held out a hand.
“Show me the disclosure.”
The executive found a paragraph in the appendix.
“The broader approval risks are summarized here.”
Ronan read it.
Then he returned to the map.
“This summary describes the acquisition area as available for the proposed use.”
“Subject to routine approvals,” Bennett said.
Ronan lifted his eyes.
“A restricted community parcel isn’t the same thing as a routine approval.”
I looked around.
The group had expanded without anyone formally joining it.
Evelyn’s husband stood near the table. Two investors had stopped several feet away. The hotel coordinator hovered behind Charles, plainly wondering whether she could still persuade us to sit down.
Charles lowered his voice.
“Ronan, this can be clarified.”
“Then clarify it.”
“The final documents will reflect the necessary conditions.”
“Your announcement didn’t.”
Charles’s face changed.
“You know my intention.”
“I know what the guests heard.”

“Surely we aren’t going to derail a project of this scale because Laurel remembers something from a lettering assignment.”
I felt the insult.
More importantly, I heard the attempt to turn the question back into a judgment about me.
“My memory is the reason to check,” I said. “It isn’t the answer.”
Bennett looked at me.
“I wasn’t speaking to you.”
“You used my name.”
Ronan turned toward the executive.
“Can you confirm the current status from the project files?”
“Yes.”
“Now?”
The man hesitated, then took out his phone.
“I should have the latest report.”
Charles nodded sharply.
“Find it.”
While he searched, a waiter approached with a tray.
Nobody took a glass.
I stepped back far enough to let him pass.
Ronan glanced at me.
There was no triumph in his face.
That unsettled me more than anger would have.
He was not enjoying Bennett’s discomfort.
He was concentrating on a risk.
The executive found the report.
He read it twice before handing the phone to Charles.
Charles’s mouth flattened.
“What does it say?” Bennett asked.
“You know what it says,” Charles replied.
The words were quiet.
Bennett stopped moving.
Ronan held out his hand.
Charles passed him the phone.
For several seconds, he read.
Then he returned it.
“Who prepared the investment summary?”
“The development team,” Bennett said.
“Who approved it?”
Another pause.
“I signed off on the consolidated materials.”
“Before or after this report?”
Bennett looked toward Charles.
“That needs to be checked against the circulation dates.”
Ronan nodded once.
“Then check it.”
He took out his phone and called someone.
Bennett stepped forward.
“We can schedule a proper review. There’s no need to make a decision in the middle of a reception.”
Ronan spoke into the phone.
“Adrian. I’m at the Halcyon. I have the revised Price development package in front of me.”
He listened briefly.
“The community parcel remains restricted. The summary doesn’t reflect that adequately.”
Charles closed his eyes for a moment.
I could hear Arabella approaching behind us.
“Dad?”
Ronan looked at the portfolio.
“Keep the full file. Have the team verify the land status, valuation assumptions, and disclosure history.”
Bennett’s face had lost its color.
“Mr. Varelli—”
Ronan’s gaze settled on him.
Then he spoke into the phone.
“Freeze the commitment.”
