Mara read the first sentence aloud.
“Bellwether agrees that East Hall and its attached community teaching center will remain dedicated to student housing and public instruction for the duration of the Mercer gift.”
Richard Whitmore rose from his chair.
“Keep reading,” Evan said.
Mara did. The October 11 page required Bellwether to obtain the Mercer Foundation’s written consent before changing either use. It also required any later agreement about East Hall to identify the protected uses explicitly.
The October 18 document Richard had brought identified neither.
Richard’s attorney approached the trustees’ table. “We need to inspect the original.”
“Of course,” Evan said. “Counsel examined it this morning. The original is here.”
Richard looked at him. “You waited until now to show the board.”
“I found it yesterday. Your document arrived tonight.”
Mara passed both pages to university counsel. The trustees waited while she compared the dates and signatures.
“The later agreement may still matter,” counsel said at last. “I won’t give a final interpretation in a public meeting. But the board cannot treat it as complete without reviewing this earlier condition and the related correspondence.”
Caroline set down her pen. “Then we postpone the vote.”
“No,” Daniel Price said. “We vote on whether negotiations continue. We have six weeks.”
“We have less than that,” Mara said.
Every head turned toward her.
Mara gripped the edge of the table. “Payroll is covered. Current financial aid awards are covered for this term. But the bridge contribution was included in the plan for next term’s housing and aid commitments. Without it, we must decide what we can promise before registration opens.”
Nia, sitting in the gallery, exchanged a look with Tessa. Evan could see how the words landed: not an abstract budget gap, but a question about whether they would have somewhere to live.
Richard noticed too.
“My family’s offer remains available,” he said. “The board doesn’t need to decide the final design tonight. It only needs to show that it intends to work with us.”
Evan faced him. “Is the contribution available if East Hall remains student housing and the teaching center remains open?”
Richard did not answer at once.
“My company needs a viable project.”
“That’s a no.”
“It’s an invitation to be practical.”
Mara looked toward university counsel. “We need a closed session to examine the documents.”
“Before that,” Evan said, “I want a motion to halt every relocation instruction concerning East Hall. No staff member should issue another letter on the strength of a negotiation that hasn’t been approved.”
Daniel made the motion. Caroline seconded it. It passed unanimously.
Nia leaned back in her chair. Tessa caught her hand.
The gallery cleared for the closed session. Richard and his attorney were asked to wait outside. As Evan gathered his papers, Richard stopped beside him.
“Your mother understood Bellwether’s problems,” Richard said quietly. “She knew buildings sometimes outlive their usefulness.”

“She also knew how to write down what she wanted.”
Richard’s eyes moved to the folder. “You found one page. I’ve spent three years arranging a way to keep this university open.”
“Then you should have told the appraiser what was inside the building.”
Richard walked away.
In the closed session, counsel recommended an independent review of both agreements, the altered appraisal instructions, and the missing appendix. Until then, no trustee could responsibly approve a transaction involving East Hall.
Caroline objected to the time an investigation would take. Daniel asked whether they could authorize a separate search for emergency funding at once.
“Yes,” Evan said. “And we should give students a date for the next update. They’ve already received one false deadline.”
By midnight, the board had suspended the development negotiations and approved a finance team independent of the East Hall committee. Evan proposed that Mara, Daniel, two trustees with no connection to the proposal, and an outside financial adviser review immediate options. He excluded himself from decisions involving a possible Mercer Foundation contribution.
Caroline looked surprised. “You’re removing yourself?”
“From any vote on my foundation’s money. I’ll still do my job as chair.”
The distinction mattered to him. If the foundation offered funding, he wanted the terms examined as hard as Richard’s.
The next morning, he returned to East Hall with Mara. She had insisted on speaking to residents herself. In the lobby, she acknowledged that her office had failed to stop the relocation notices before they went out. She promised a written update within forty-eight hours.
“Can we stay next term?” someone asked.
Mara did not pretend the board had solved everything. “You will not be moved because of the Whitmore proposal. We’re working on the university’s broader finances, and we’ll tell you what we know as soon as we can.”
A student near the stairs said, “That’s what you should’ve said last week.”
“Yes,” Mara replied. “It is.”
Afterward, Evan found Nia at the teaching center. She was putting folding chairs back against the wall.
“You got them to stop the deal,” she said.
“For now.”
“And the center?”
“The documents give us a strong reason to protect it. The review has to establish exactly what Bellwether agreed to.”
She pushed a chair into place. “You always add the part that makes the good news smaller.”
“I’d rather you hear it from me.”
Nia considered that. “My mother wants to come to the next meeting. She says she’s tired of hearing people talk about a room they haven’t entered.”
“Tell her she’s welcome.”
At noon, Priya called.
“The finance team found the gap Mara mentioned. It’s larger than the number in the board packet.”
“How much larger?”
“Enough that Richard’s bridge gift wouldn’t have covered all of it.”
Evan stopped walking.
“Why was his offer presented as the answer?”
“That’s what Daniel is asking. There’s more. The original budget assumed a second contribution—from the Mercer Foundation.”
“We didn’t promise one.”
“I know. Someone put it in the projection anyway.”
Evan looked back at East Hall. For days, Richard’s money had been treated as the price of keeping the students housed. Now he knew the plan had also counted on money his foundation had never agreed to give.
“Send me the projection,” he said. “And find out who approved it.”
