By the time I reached Keller’s Market, both heels had blistered and the sun had climbed above the cottonwoods.
The store sat at the edge of Cedar Hollow beside two aging gas pumps. Its red sign had lost the final letter in MARKET years earlier. Thomas used to say Sam Keller would replace it the same day he replaced the cracked bell over the door.
Neither had happened.
I lowered myself onto the bench outside and waited until my breathing steadied.
The door opened.
Sam stepped out in a green apron, wiping his hands on a towel. He was seventy-one and had known me since before Mercer Ridge had enough fruit to fill a pickup truck.
“Elaine?” His gaze moved from my funeral dress to my dusty shoes. “Good Lord. Are you hurt?”
“Only my pride and my feet.”
“Where’s your car?”
“I need to use your phone.”
He looked toward the road, then back at me. Sam had the kind of decency that did not demand a story before offering help.
“Office is open,” he said. “I’ll bring water.”
The office smelled of coffee, motor oil, and old receipts. I sat behind the desk and dialed a number I had known for thirty years.
Margaret Shaw answered on the second ring.
“Shaw Legal.”
“Margaret, it’s Elaine.”
Silence. Then, “Where are you?”
“Keller’s Market.”
“I’ve called the farmhouse six times. Grant told me you were resting and didn’t want visitors.”
“Grant left me on Miller Cutoff Road forty minutes ago.”
Her breath caught. “He did what?”
“I will explain in your office. First, tell me why you were calling.”
Margaret’s voice changed. The friend disappeared, and the lawyer took her place.
“Grant sent me a copy of documents he claims Thomas signed in April. A membership transfer, a deed, and an authorization connected to a development option. He demanded that I release the estate records to him.”
“Did you?”
“No. The documents conflict with the estate plan Thomas and I completed last year. They also conflict with the title history I have in my file.”
My hand tightened around the receiver.
“Do you have the original will?”
“In my vault. Properly witnessed, properly executed. It leaves you in control of the residence and orchard operations. The children receive future interests under conditions we discussed together. Nothing in it gives Grant the authority he claims today.”
For the first time since the funeral, the room seemed to hold enough air.
“I have something else,” I said. “The original deed to my eighteen acres.”
Another pause.
“The upper parcel?”
“And the easement map.”
“Bring both. Do not call Grant. Do not sign anything. And do not go back to the house alone.”
“I wasn’t planning to.”
“I’m coming to get you.”
“No. Send Helen if you need to, or I’ll ask Sam for a ride. I want you at your desk finding out whether Grant recorded that deed.”

Then she said, “Understood.”
Sam drove me into town in his delivery van. He did not ask why my son’s SUV had not brought me. He handed me a bottle of water and said Thomas had once repaired his freezer during a heat wave without charging him.
“He was a good man,” Sam said.
“Yes.” I looked down at the handbag on my lap. “He was.”
Margaret’s office occupied the second floor of a brick building across from the county courthouse. Her assistant, Helen, gasped when she saw the dust on my coat, but Margaret ushered me into the conference room before questions could gather.
At sixty-three, she wore her silver hair in a blunt chin-length cut and read every document as if it had personally challenged her.
I told her everything.

Margaret took notes without interrupting.

The original deed was creased at the corners but dry and legible. Margaret spread it beside the recorded easement map and traced the boundary with one finger.
“Northline’s concept plan shows its primary access through this strip,” she said. “Their stormwater and utility corridor also appears to cross it. And the lower orchard’s irrigation system depends on the pump house here.”
“On my land.”
“Your separate land. Unless you signed something I don’t know about.”
“I did not.”
She leaned back. “Then Grant cannot deliver what he promised them. Not a complete development site. Not clear access. Possibly not even reliable irrigation service during due diligence.”
“Can we stop the option before next week?”
“We can notify Northline of the title dispute today and seek a temporary restraining order. But I need certified copies from the recorder, and I need to compare the signatures.”
“Do it in that order. Notify Northline first, so they cannot claim they spent another dollar without knowing. Then file whatever stops Grant from transferring or borrowing against the property.”
Margaret’s eyebrows lifted slightly.
“Also send a preservation notice,” I continued. “To Grant, Brooke, Northline, and the Portland firm on his letterhead. Emails, messages, draft documents, notary records—everything.”
“You memorized the firm?”
“Grant left me a summary because he thought the full papers would confuse me.”
For the first time that day, Margaret smiled.
It was not a warm smile.
“He has underestimated the wrong woman.”
“I don’t want revenge.”
The smile faded.
“I want to go home. I want the sale stopped. And I want to know who put Thomas’s name on a document he could not have signed.”
Margaret folded her hands over the deed.
“Then that is what we pursue. Truth first. Control of the property second. Consequences will follow the evidence.”
I nodded.
She turned her monitor so I could see and opened the county recorder’s portal. The search took less than a minute.
Three filings appeared under Mercer Ridge Agricultural Holdings.
The first was the deed Grant had shown me.
The second was the transfer of company control.
The third was something he had never placed on my kitchen table.
Margaret clicked it. A financing statement filled the screen, followed by a reference to a secured transaction.
“What is that?” I asked.
She read in silence, her expression hardening line by line.
